  • Think long-term. It’s always nice to save on costs but consider the long-term benefits of paying a little bit more for materials. For example, preprimed and prepainted clapboard siding will cost about an additional 20 cents for every foot, but you’ll also be paying for half as many paint jobs down the line. If your remodeling project will entail some exterior upgrades, it’s worth considering when making a budget.
  • Increase efficiency, not size. Talk to your contractor about reorganizing your kitchen or bathroom first to optimize utility before knocking down walls to make way for additional space. Where expanding your kitchen by 200 square feet, for instance, will set you back between $48,000 and $95,000, upgrading cabinets and shelving will cost you around $35,000.
  • Do you really need a window? Getting a lot of natural light is great, but making room for a new window might not be the most practical for you. It will bring in natural light for about $500, while a double-pane insulated window will cost you some $1,500.

1. Cash-out refinancing

Cash-out refinancing entails getting a new loan to take the place of a current mortgage. If the refinanced amount is more than what you owe, you can take the difference in cash. The bigger the difference, the more cash you have to spend at your discretion. To be eligible, homeowners typically need a minimum of 20% equity in their property.

2. Home equity loan

Home equity loans let you borrow against your home’s value. And because a loan is secured by your property, it is easier to qualify for compared to other loan types. It’s considered a second mortgage, with the first being the original mortgage you used to buy your home. How much you can get out of a home equity loan depends on the difference between your home’s current value in the market and your equity.

3. Home equity line of credit

For most homeowners, a home equity line of credit is the best choice because it’s a loan type secured by home equity, meaning it qualifies for lower rates than other options. The downside to it is that you only have to pay interest. Yes, this may make managing your monthly expenses easier in the short term but you can get stuck in debt if you’re not careful. It’s a lot like simply paying the minimum amount due on credit cards. To get around this challenge, simply establish a repayment schedule of your own.

If your remodeling project, however, is just the tip of the iceberg and you’re interested in long-term home improvement, then a home equity line of credit may give you the flexibility you need to achieve your goals.

If You Want: The least amount of disruption

Eating and bathing (and all other activities related to bathroom use) are equally important, but if you had to do away with a kitchen or a bathroom for a month, it would be easier to live without a kitchen because you have alternatives like delivery, eating out or resorting to a hot plate or microwave. Take away your bathroom, however, and you’re going to have a bit more trouble.
